Have you considered selling property at auction but have reservations?
Sometimes the sale of a property is all that stands between you and the next phase of your business or your life. Should you list the property with a Realtor who wants 6 months, one or even two years to market your property? How do you price the property so it sells without leaving money on the table? What happens if you list too high and the property lanquishes on the market and doesn't sell?
When a property is listed at auction, the only prices listed are the "Starting Bid" which is usually less than your Minimum Acceptable Bid ("Reserve Price"). By listing with the Starting Bid at an attractive level, buyers are encouraged to register and bid. If your Reserve Price is published and it's an attractive price, your auction property will invite much interest, competitive bidding and ultimately a good price for you the Seller!
If the property for some reason doesn't sell at auction the opening bid price doesn't come back to haunt you since you never agreed to sell for that amount! You will be left with good information about whose interested and how much they were willing to pay.
More often than not, an auction propery invites pre-auction bids especially when the buyer doesn't want to wait weeks or a month for the auction to end. The auction environment suggests that a buyer should submit their highest and best offer with a minimum of conditions.
